Short sales and foreclosures have become common words in real estate over the last 4 years.  If you are considering buying a home in today, you may encounter a foreclosure or short sale property.  If so, it is important that you understand the pros and cons of buying a bank owned REO (Real Estate Owned) or short sale property before you begin that journey.  A short sale is really a short loan payoff to the lending bank.  A short sale occurs when the lending bank agrees to accept an amount less than what is owed on the loan as payoff and to satisfy the debt.  These options are much different than buying a home from an individual owner or even a foreclosure.  A short sale usually closes in 4-6 months, some may take 9 or more and the worst case scenario is that the home goes into foreclosure before the buyer can get it closed.  I have over 9 years of experience dealing with foreclosure properties and have had the privilege of working with several banks to sale their properties.  I have been on both sides of the foreclosure transaction.  Most transactions go fairly smoothly, but sometimes there may be unforeseen obstacles to overcome and that is where I step in to resolve challenges.  I know what most asset companies/banks expect and how to navigate through the process of buying a foreclosure or short sale property.  I have our SFR Certification (Short Sale Foreclosure Resource) and have successfully closed many transactions involving bank owned properties.
