I am a licensed real estate Broker in Tennessee and a native of Sevierville/Sevier County. I have helped my family, friends and clients buy and sell home and property in Sevier County since 2001! I have over 700 hours of real estate continued education plus many hours of non-credit real estate classes resulting in obtaining my Broker's License, ABR, e-PRO, GRI and SFR Designations. With 11 years experience as Broker/Realtor with RE/MAX and my past experience as a entrepreneur at 14 through 23 years of age as an airbrush artist, retail sales management, banking, administration and marketing are all skills that have become a foundation for my success in real estate along with a genuine concern for my clients and close attention to the details on my client's listing or closing every time. Procuring most of my business from referrals keeps me busy helping others achieve their real estate dreams or goals. Short sales and foreclosures are still common words in real estate and if you are considering buying a home in today, you may encounter a foreclosure or short sale property. If so, it is important that you have a Realtor that understands the pros and cons of buying a bank owned property (REO - Real Estate Owned) or short sale property before you begin that journey.  A short sale is really a short loan payoff to the the bank that holds the loan. A short sale occurs when the lending bank agrees to accept an amount less than what is owed on the loan as payoff and to satisfy the debt. Short Sale properties are much different than buying a home from an individual owner or even a foreclosure. Most foreclosure properties can close in 30 - 45 days barring no issues. A short sale can close in 4-6 months, some may take 9 or longer with the worst case scenario being the home goes into foreclosure before the buyer can get it closed. Then you have to start looking for a property again. Sometimes there may be unforeseen obstacles to overcome and that is where I step in to resolve challenges. It is important to know the pros and cons for buying these properties. I know what most asset companies/banks expect and how to navigate through the process of buying a foreclosure or short sale that you may face buying a foreclosure or short sale property. I have am SFR Certified (Short Sale Foreclosure Resource) and have successfully closed many transactions involving bank owned properties and short sale properties.
